Ditzingen track square

Object: Ditzingen track square
Location: Ditzingen train station area

Our task

Our task was to optimize and aesthetically enhance the exposed concrete surfaces on the top floor of a fitness club. We extensively reworked the exposed concrete ceilings by reworking component joints, closing and retouching cracks and carefully renewing the black color. These cosmetic measures also included local repair of exposed concrete imitations to improve surface quality.

Particular attention was paid to the artistic surface design. We revised the evenness, damaged areas, surface texture and color homogeneity of the exposed concrete surfaces and finally applied a large-area fixative to seal the surface. In addition, we have already transformed walls that were already painted white into an authentic exposed concrete look to create a harmonious overall picture. Our aim was to ensure a uniform and high-quality concrete aesthetic that meets the high standards of the building.

Exposed concrete cosmetics under time pressure: perfect surfaces shortly before project delivery

Challenge
The challenge of this project was to complete the extensive rework and artistic surface design of the exposed concrete surfaces in an extremely tight time frame. Since the work had to be carried out shortly before the opening of the fitness club, it was crucial to implement the necessary repairs and optimizations precisely and efficiently in order to enable the shell builder to hand over the project to the customer on time. Despite the high time pressure, we managed to rework the exposed concrete surfaces to excellent quality and achieve a homogeneous, aesthetically pleasing result that meets the high demands.

Ditzingen track square

From an architectural and urban planning perspective, the Gleiskarree Ditzingen project represents an important project for the city of Ditzingen, which meets both aesthetic and functional requirements to a high degree. Developed by Real I.S. AG, the mixed-use quarter on the former train station area includes three separate building units, which offer a total of around 6,000 square meters of space for offices, retail, restaurants and apartments.

Architecturally, the track square impresses with its modern, design-oriented design, which blends harmoniously into the surroundings and at the same time sets accents. The two three-story commercial buildings and the eight-story residential building are designed to optimally accommodate the diverse uses. Particular emphasis is placed on flexible room layouts that can be adapted to the needs of the tenants. The buildings are equipped to high standards, with sustainable materials and a focus on energy efficiency.

Overall, the Gleiskarree Ditzingen combines modern urban development with functional and sustainable architecture, making it a showcase project in the Stuttgart region
