Ditzingen Race Track

Infrastructure Project

Ditzingen Race Track

Location: Ditzingen Trail Plaza
Location: Ditzingen Train Station Area

Our task

Our task was to improve and aesthetically enhance the exposed concrete surfaces on the upper floor of the fitness club. We extensively refinished the exposed concrete ceilings by reworking the construction joints, sealing and smoothing out cracks, and carefully restoring the black color. These cosmetic measures also included localized repairs to the exposed faux concrete to improve the surface quality.

Special attention was paid to the design of the exposed concrete surface. We inspected the levelness, damaged areas, surface texture, and color uniformity of the exposed concrete surfaces, and finally applied a sealer over a large area to seal the surface. In addition, we transformed the white-painted walls into a genuine exposed concrete finish to create a harmonious overall look. Our goal was to ensure a uniform, high-quality concrete aesthetic that meets the building’s high standards.

Exposed Concrete Finishes Under Time Pressure: Perfect Surfaces Just Before Project Delivery

Challenge
The challenge facing this project was to complete the comprehensive restoration and artistic design of the exposed concrete surfaces within an extremely tight timeframe. Since the work had to be completed shortly before the fitness club’s opening, it was essential to carry out the necessary repairs and improvements with precision and efficiency so that the contractor could deliver the project to the client on time. Despite the significant time pressure, we were able to restore the exposed concrete surfaces to excellent quality and achieve a uniform, aesthetically pleasing result that met the high standards required.

Ditzingen Race Track

From an architectural and urban planning perspective, the Gliskari Ditzingen project is a significant undertaking for the city of Ditzingen, as it meets both aesthetic and functional requirements to a high degree. Developed by Real IS. AG, the mixed-use neighborhood located on the site of the former train station comprises three separate buildings, providing a total area of approximately 6,000 square meters for offices, retail spaces, restaurants, and apartments.

Architecturally, Al-Masar Square is impressive for its modern, design-oriented architecture, which blends harmoniously with its surroundings while adding a distinctive touch. The two three-story commercial buildings and the eight-story residential building are designed to optimally accommodate a variety of uses. Particular emphasis is placed on flexible floor plans that can be adapted to tenants’ needs. The buildings are equipped to high standards, using sustainable materials with a focus on energy efficiency.

Overall, the Gleiskarree Ditzingen project combines modern urban development with functional and sustainable architecture, making it a standout project in the Stuttgart area.
